    Default prices paid for homes

    is it possible to find out the actual selling price of a property in spain.

    in some countries, this information is recorded in the land registry. is this information available in spain?

    Dear Sir,

    A requested land registry information (dubbed "nota simple") doesn't have the declared asking price normally. This information will only be in the Title deed of the property.

    However you can request from the land registry where the property is located a historic certification which has all the transfer of ownership details the property has had since it was first built.



    FACT SHEET: FORMULARIO HISTÓRICO



    A “formulario histórico”, historic formular, allows one to know when the property was built and who have been all the chain of owners.

    One has to go to the Land Registry where the property is registered (this information is in the Title Deed or if you have a “nota simple”) twice:

    1.- The first time one must take the Title Deed. You request the “formulario histórico” at the Land Registry where the property is registered. You fill in this formular with the help of the Title Deed. This will cost between 20-50 €.

    2.- After ten days one can go back to the Land Registry and pick up this formular.
