    Default tenant gone but owes nearly 7000

    Hi
    Ater a lot of hassle my tenant has eventually handed the keys back today she had a 5 year lease on a commercial property I have
    She left with 3 1/2 years remaining on her contract,she owes me nearly 7000 euros.How do I go about getting the debt put on her property,she has 2 can I put it on both

    Hello Jayne,

    You can certainly start a debt claim process and your chances of success are high in the event your tenant has properties in her name, as if you win you will recover the complete debt. However, you will only be able to place the embargo on just one of her properties, as the debt and court costs will be covered with the value of one property; there is no need to do it on both, the judge will not admit it.

    Thanks for the answer
    How do I go about it and how much will it cost.She has 2 houses 1 I is mortgage free I think, and is for sale the other has a mortgage. Which would be the best house to put it on.
    How does it work,will I have to wait until she sells the house to get my monry?
