Thread: End of Building works.

    Default End of Building works.

    My solicitor has advised my property is completed and ready for the final payment, so I must be quick, should I make sure the End Of Building Works has been granted before I pay the final amount, I am told the LFO is in place.
    I am grateful for your help.

    Dear Sir/Madam,

    The Certificate of End of Construction (CEC) has already been granted, don't worry.

    As per our FAQ on First Occupancy Licences (LFO) and bank guarantees a developer may only request a LFO from the town hall if he already has the CEC:

    Upon the granting of the Certificate of End of Construction (CEC) for a new built property, the developer may apply for a First Occupancy Licence (AKA as “Cédula de Habitabilidad” in some parts of Spain).

    The CEC is a prerequisite to obtain a LFO. No CEC, no LFO.
