We have been told by estate agents all over spain, when looking at rustic plots of land, that building will not be a problem if we build special eco-friendly wooden homes, approved at EU level, that supposedly bypass local planning restrictions (even in national protected parks according to one agent).
The latest is an agent selling a plot of land on the beach...
An urbanisation development has lost its ability to build on the beachfront section of their development, as it is falls foul of recent changes in the law regarding buildings so close to the beach.
but he tells us, we can build on a 4 acre plot, a 250m2 wooden house, with two casitas of 110m2 each. we can have electricity via solar panels / wind turbines. water via a well/ water tank. and drainage via a septic tank.
but that we cannot join town water/electric/ mains sewers.
is this true? is there a magic loophole in the no building in protected zones? do timber-frame houses simply NOT COUNT?

and if so, can you get a mortgage on
a) just land
b) construction mortgage for a wooden house

Has anyone tried this and 'got away with it'? or gotten into trouble?
