View Full Version : Creation of Entidad de Conservacion

We currently live in a community controlled by a Junta de Compensacion. The President and Treasurer, who are both Spanish, are also the developers of the community and have 45% of the voting rights due to the land they own. All the residents put together have only 25% of the vote. We now understand that we are not legally obliged to pay our maintenance fees to the Junta and we are now about to set up an Entidad de Conservacion. As the voting rights here in Spain are linked to land holdings we would like advice on how best to rate the land in percentage terms in order to prevent the developers from outvoting the residents. Most of the developers' land holding is completely undeveloped. The community comprises approximately 200 houses of which 15 are owned by the developers. We have been advised that maybe we should rate the undeveloped land at about 5% as the developers use the existing roads to access this land. Any advice would be very welcome.

It is a shame this question has had no replies as I'd be very interested in the answer too. Can anyone offer any opinions?
