Hi, Can anyone tell me how binding a bill of sale between a private seller and a buyer for a mobile home in spain is.

I believe you mean Bill of Exchange or Promissory Note.

They certainy have binding effect in a transaction, so whatever was agreed can be claimed at the courts.
