Can someone please explain the full explanation of the above and how you go about it. Is it a wothwhile thing to use against tenants who have refused to pay utilities and used the 2 months deposit against monthly rental.

Dear Sir/Madame,

A denuncia is not effective if you want to remove the unpaying tenants from your property. Only an eviction procedure would prove effective unless of course you reach an agreement with them waiving a court procedure.

The problem I find in Spain is that the eviction procedure takes very long, on average 15 months. In some parts of Spain this is cut down dramatically to 6 months, but these are really exceptions.
