Residency for Chinese nationals

Hi

My friend who is from China would like to apply for residency in Spain. Working permit is not necessary. I have tried to google the requirements but frankly got a little bit stuck.
Can anyone fill me in on the requirements for non-EU-nationals / Chinese? Or send me a link to the relevant authorities-webpage?
My friend is willing to buy property in Spain. Does that help? And does anyone know the requirements for price, size etc?
