Unpaid rent and how to evict

A friend of mine has a very successful restaurant in lanzarote, he rented it to a guy he knew, who has always been slow to pay the rent, so much so its been almost a year since he last paid, the five year period of rental ends in july, with i believe an option to take on a new lease, but my friend needs the restaurant back, as he doesnt believe the guy will pay him any rent, as he has not now for almost twelve months, he has no money, my friend cant get him to pay he wants him out, how can he do this, any suggestions please, oh my friend is spanish, and he needs the income, and is desparate to get his restaurant back, he has no income, this guy is destroying 30 years hard work
