Hi

Can you tell me whether it is normally allowed to erect a large satellite dish for receiving foreign TV channels on the top or side of a building which is made up of several flats? Also is planning permission required for this? What about for erecting the same type of satellite dish on a roof top terrace of an old town house? Would planning permission still be necessary?

Our house bought with mortgage arranged from CAM bank, Dolores. €15,000. We were unable to pay the monthly amounts and so got another loan, the total amount owed to the bank when my husband died was €95,000. They said I had to pay two lots of mortgage, interest etc. I was forced to let a company called Maple Properties to take over my payments and so they have the house and I had six months rent free, then rented it for 6 months. They now want me out by the end of June as it is too expensive to run. I am unsure what if any help you can give.

Dear Martin,

Your contract, if it does expire, will be extended automatically for another period equal to what you agreed if the landlord does not give formal notice of termination. Where you are residents here, that period could be of up to 5 years.

I suggest that you advise him that no viewings are allowed, by law, and that if he enters the property without your consent, he can be prosecuted.

Generally though, we advise on reaching a settlement of some sort to avoid confrontation on the understanding that so long as you pay, you are normally protected by the law, subject to what I have said above.

Dear Angie,

In principle, you should contact your branch and ask for a full refund. There have been many rulings where Bankinter has lost this same case, and yet they will still probably fight it Court but you are still better off trying to claim it directly, via the branch, and only use the Courts as a last resort, given the cost.

The bank can still have an entitlement to claim from you for that sum, but generally they will not pursue it further if they cannot find assets to your name.

Dear Jeremy,

I am sorry to hear the news, my condolences to you and your family. With regards to the will, it would be still be valid in spite of the marriage and the named inheritors would be entitled to file a claim on the estate, as per the document.

Could you please give us any information as to how to proceed to get our money back that we paid to Bankinter over a period from April 2009/July 2010 concerning The Clip product we were told we had to sign,as it was part of our mortgage agreement. We now understand Bankinter have been unfair(?)with this product ,and it may be possible to get our money back? Can we contact our branch directly ,or do we contact their head office? Thank you.....Regards Angie Copp

my landlord has decided he wants to sell the apartment we are renting. my contract has expired and I have lived here for over a year. we do not want to buy it.my flatmates agreement expires in september. Can he insist on access for an estate agent to show viewings whilst we are not there as we are not available during the daytime? Should he give us at least 24 hours notice before a viewing and are we reasonable to say evenings and weekends only for access? where can I find my tennants rights?
